Rental Advantage Policy
Rental Advantage
Commercial slabs, broker KPIs and rollout policy — a uniform operating framework for landlords, tenants, brokers and Finance.
Rental Advantage Policy
One programme. No broker-by-broker deals.
The programme must create a visible advantage for both sides while protecting margin and brand discipline.
01
Earn the reward
Only verified, authorised and commercially viable direct listings qualify.
02
Calculate centrally
Admin and Finance apply one formula. Brokers cannot invent concessions.
03
Pay after completion
No cashback or care credit before commission clears and the deal is complete.
04
Measure every stage
The KPI system rewards exclusive, accurate inventory—not listing volume alone.
Market Context
The market is moving toward verified, controlled inventory
Permit compliance remains mandatory even as major portals reduce the public visibility of raw permit identifiers.
- •Owners increasingly value privacy, control and one accountable agency.
- •Tenants want live availability, transparent costs and confirmed viewings.
- •Verified portal status and Madmoun QR discipline become trust signals.
- •Unsolicited owner prospecting creates material regulatory and reputation risk.

Customer benefits scale with the fee actually collected
Tenant entitlement = lower of 12% of collected gross brokerage fee or band cap. Landlord entitlement = lower of 8% or band cap.
| Tenant Maximum | Landlord Maximum | Combined Hard Ceiling | |
|---|---|---|---|
| Up to AED 80,000 | AED 500 | AED 300 | 20% of gross fee |
| AED 80,001–150,000 | AED 900 | AED 600 | 20% of gross fee |
| AED 150,001–300,000 | AED 1,800 | AED 1,200 | 20% of gross fee |
| AED 300,001–500,000 | AED 3,000 | AED 2,000 | 20% of gross fee |
| Above AED 500,000 | AED 5,000 | AED 3,000 | 20% + management approval |
Gross fee excludes VAT. If commission is reduced, the benefit recalculates automatically.

Alternative Campaign
Zero commission to tenant
The landlord funds the brokerage fee
- Use when vacancy cost is likely to exceed the fee
- Property receives approved premium campaign support
- Tenant does not also receive cashback
- GM approval required before advertising the offer
Cash or package—never both. Fulfilment starts only after completion and cleared brokerage funds.
Commercial Guardrails
The 20% rule protects the transaction economics
12%
Maximum tenant cost of collected gross fee
8%
Maximum landlord cost of collected gross fee
20%
Combined hard ceiling before management exception
- —Calculate on gross brokerage fee excluding VAT—not on annual rent.
- —Deduct actual incentive cost before broker–company commission split.
- —Cashback and care fulfilment occur only after cleared funds and completion.
- —Discounted commission automatically reduces both customer entitlements.
Worked Example
One calculation shows every stakeholder what happens
Annual rent
AED 180,000
Collected fee assumption
5% = AED 9,000
Split assumption
50 / 50
| Formula | Amount | |
|---|---|---|
| Tenant entitlement | 12% × AED 9,000 | AED 1,080 |
| Landlord entitlement | 8% × AED 9,000 | AED 720 |
| Net commission pool | AED 9,000 − AED 1,800 | AED 7,200 |
| Broker share | 50% × AED 7,200 | AED 3,600 |
| Company share | 50% × AED 7,200 | AED 3,600 |
If a service bundle costs less than the entitlement, the saving remains with the company.
