Ghaf Woods is Majid Al Futtaim's "forest-living" community in Dubailand, a few minutes from Global Village and IMG Worlds. The developer's own claims are striking: the tree canopy is designed to keep air around 20% cleaner and the microclimate about 5°C cooler than surrounding areas.
Units are 1 to 3-bedroom apartments and garden units from 804 to 3,552 sq ft, plus 3-bedroom duplexes. Family-facing amenities include kids' playgrounds, an infinity pool and forest walking paths. The payment plan is 10% on booking, 50% during construction and 40% on handover, targeted for Q3 2029.
Nad Al Sheba Gardens (Phase 11), Meydan — lagoon parks, from AED 6.15M
Nad Al Sheba Gardens is Meraas's villa and townhouse community in Meydan, about 10 minutes from Downtown Dubai. Phase 11 offers 3-bedroom townhouses (3,291 sq ft) and 4 to 5-bedroom villas (4,795–5,651 sq ft), with a payment plan of 20% booking, 60% during construction and 20% on handover in June 2029.
What makes it family-oriented on paper: parks built around a lagoon and wave pool, a dog park, children's play areas, and sports courts for tennis, basketball and padel. Grand Polo Club & Resort is Emaar's equestrian-themed villa estate in Dubai Investment Park 2, launched 1 April 2025. Is the school actually open, or just planned? A community brochure can list a school before it has broken ground. Ask for the operator's name and confirmed opening date.
How far is the nearest hospital or clinic today, not once the masterplan is finished.
