Why Exit Liquidity Matters as Much as Entry Price
The price you can sell for matters as much as the price you buy at — and it depends on more than the property itself.
Exit liquidity describes how quickly and predictably a property can realistically be resold at a fair price.
Factors influencing liquidity include the depth of the local buyer pool at a given price point, supply of comparable stock, and how easily a property can be independently valued.
Very large, very small, or highly bespoke properties often have strong appeal but a narrower buyer pool, which can lengthen the time needed to achieve a fair sale.
